FAQ for Prospective Owners

To Homeowners and Prospective Homeowners
of Edgewater Cottages:

Living in a condominium development such as Edgewater has certain expectations and requirements of all homeowners. These are stated in the Homeowners Associations documents:

As a homeowner, you are expected to know and abide by the limitations set forth in these documents. Here are the more frequent issues that are encountered:

  • Rentals - Only a total of 8 units may be rented to non-owners. Units must be owner occupied for a minimum of one year before applying to be added to the rental list. An owner is described as the person(s) listed on the Deed and Douglas County property records. All rentals must be approved in advance by the Board of Directors. All tenants must abide by the community rules. There is typically a wait list of those who wish to rent their units maintained by the HOA Manager. Minimum lease period is twelve months. Violations are subject to daily fines.

  • No Fractional Ownership allowed - Short-term Rentals of any kind (VRBO, AirbNb, HomeAway, Corporate Rentals, etc.) are forbidden.
  • Pets - Only two pets are allowed per unit. Two dogs, Two cats, or one of each.

  • Parking - Two cars may be parked in your driveway as long as they do not encroach into the roadway. Visitor parking is in designated areas only.

  • Pool and Sport Court - Used at your own risk. For residents and guests only. All guests must be accompanied by unit owner resident or HOA approved resident renter. A maximum of 4 guests per unit is allowed at any one time.

  • Backyards and fences are Limited Common Elements. As such, any modifications are subject to HOA Board pre-approval. Seed bird feeders are not allowed.

  • Snow Removal – the main arterials in the community are plowed. Driveways and sidewalks are the owner/resident responsibilities.
